Influences of Real Estate Market Monopolization and Speculation on China’s Economy and the Countermeasures

摘要:通过对我国房地产市场存在问题的分析,指出房地产市场垄断和投机结合是房价不断上涨的真正原因,比较我国和美、德两国经济的背景的异同,提出了3条对策:规范土地市场,在土地公有制不变的前提下,建立土地使用权交易市场;培育完全竞争的住房市场;除掉住房的投资品属性.

Abstract: By analyzing the problems of China’s real estate market,it is pointed out that monopolization and speculation are the real reasons for constant increase of the housing price.By comparing the economic backgrounds in China,US and German,the author puts forward three countermeasures:firstly,to regulate the land market by establishing the land-use right market and maintain the public land ownership; secondly,to foster a perfectly competitive house market;thirdly,to get rid of the attribute of investment commodity from housing.
