The Impact of Subway Commuting Accessibility and Station Distance on Realty Rentals:A Case Study Along Beijing Subway Line 5

Abstract:

Comparisons of vertical commuting accessibility and horizontal station distances along Beijing subway line 5 are made regarding the impact of urban rail system on realty rental prices,which indicate that:(1)the closer a property is to the city center,the greater and the more frequent its rent increases,with abrupt increases found for properties within 10 kilometers of the city center;(2)the closer a property is to the station(s),the higher its rent goes,with the mean highest rent and most frequent rent raise found within 500 meters from the station(s).Therefore,investing in real property within 10 kilometers of the city center and 500 meters from the subway station(s) can generate higher return in rentals.
