地铁通勤条件和站点距离对房租价格的影响——以北京地铁5号线为例

摘要:

为了研究城市轨道交通对房租价格的影响,对北京地铁5号线沿线房租价格进行了通勤条件的纵向对比和站点距离的横向对比分析,发现越靠近市中心的地铁沿线房租增加的幅度越大,增长的速度越快,在距离市中心10 km以内出现突跃式增长;随住房与站点之间距离的减小,地铁站点周边住房租金增加,在距离地铁站点500 m范围以内,住房平均租金最高,增长速度最快.对于投资房产用于租赁的投资者而言,选择地铁沿线距离市中心10 km以内的房产和沿线周边距离地铁站点500 m以内的房产,可为投资者带来更多的房租增值回报.

Abstract:

Comparisons of vertical commuting accessibility and horizontal station distances along Beijing subway line 5 are made regarding the impact of urban rail system on realty rental prices,which indicate that:(1)the closer a property is to the city center,the greater and the more frequent its rent increases,with abrupt increases found for properties within 10 kilometers of the city center;(2)the closer a property is to the station(s),the higher its rent goes,with the mean highest rent and most frequent rent raise found within 500 meters from the station(s).Therefore,investing in real property within 10 kilometers of the city center and 500 meters from the subway station(s) can generate higher return in rentals.
